Terms of Service

1. Acceptance of Terms

By signing up, logging in, accessing, or using any part of the Hubeam platform, website at hubeam.com, Hubeam ID, or any connected product applications (collectively, the “Service”), you confirm that you have read, understood, and agree to be bound by these Terms of Service (“Terms”) and our Privacy Policy.

If you are using the Service on behalf of a company, organization, or other entity, you represent and warrant that you have the authority to bind that entity to these Terms. If you do not agree with any part of these Terms, you must not access or use the Service.

2. The Hubeam Ecosystem

Hubeam provides a unified operating ecosystem for Indonesian project-driven and real estate businesses. This includes, without limitation:

• Hubeam ID: The central single sign-on (SSO), identity, and organization entitlement service.
• Hubeam Studio: Design studio management, proposals, material libraries, and client presentation tools.
• Hubeam ERP: Project accounting, progress billing, milestone payments, retention, and Indonesian tax compliance.
• Tanarura (PropDev): Property development management, land-bank due diligence, permits, masterplanning, and infrastructure execution.
• Rumtera (PropAgent): Real estate agency CRM, brokerage co-broking, property listings, and buyer matching.
• Hubeam Work & Tataruas: Site execution, compliance evidence, and physical asset orchestration.

3. Accounts and Security

To access most features of our Service, you must create a Hubeam ID account. When registering:

• You must provide accurate, current, and complete information.
• You are responsible for safeguarding your login credentials and for all activities that occur under your account.
• You must notify us immediately at security@hubeam.com upon becoming aware of any breach of security or unauthorized use of your account.
• Account credentials must not be shared among multiple individuals. Multi-seat access is managed through organization and workspace role assignments.

4. User Content and Intellectual Property

You retain all ownership rights to any data, project files, CAD/BIM drawings, bills of quantities (RAB), photos, listing assets, and documents that you upload or create on the Service (“User Content”).

By uploading User Content, you grant Hubeam a worldwide, non-exclusive, royalty-free license to host, copy, process, and display your User Content solely to the extent necessary to provide, maintain, and improve the Service on your behalf.

All intellectual property rights in the Service itself (including code, interfaces, design systems, algorithms, trademarks, and documentation) remain the exclusive property of Hubeam and its licensors.

5. Acceptable Use

You agree not to:

• Use the Service for any unlawful purpose or in violation of any applicable regional or national laws in Indonesia.
• Reverse engineer, decompile, or attempt to extract the source code of any component of the Service.
• Interfere with, disrupt, or place an unreasonable load on the Service, networks, or infrastructure.
• Upload false or fraudulent property listings, financial statements, or impersonate any other individual or entity.
• Attempt to bypass or circumvent any access control, rate limit, or entitlement boundary.

6. Subscriptions and Payments

Certain features of the Service require a paid subscription or usage-based tier. By subscribing, you agree to pay all applicable fees according to the pricing and billing terms in effect at the time of purchase.

• All prices are stated in Indonesian Rupiah (IDR) unless explicitly indicated otherwise.
• Subscriptions renew automatically at the end of each billing cycle unless canceled prior to the renewal date.
• You can manage or cancel your subscription at any time through the Hubeam ID billing portal or your product workspace settings.

7. Limitation of Liability

The Service is provided on an “AS IS” and “AS AVAILABLE” basis without warranties of any kind, whether express or implied.

To the maximum extent permitted by applicable Indonesian law, Hubeam shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, use, goodwill, or other intangible losses resulting from your access to or use of or inability to access or use the Service.

8. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of the Republic of Indonesia, without regard to its conflict of law provisions. Any dispute arising out of or in connection with these Terms shall be settled amicably, failing which it shall be submitted to the exclusive jurisdiction of the competent courts of Jakarta, Indonesia.
